Do not Purchase Land, Divide Land, Start Construction or Plan Development Without Consulting The Planning & Zoning office. Permits must be issued prior to beginning any construction, or associated fines will be enforced!
For faster processing time, we strongly recommend calling prior to applying for any Permit. All Permits must be started before 4pm.
NOTICE: HOA/POA/SUBDIVISION ASSOCIATIONS DO NOT HAVE THE ABILITY, POWER OR AUTHORIZATION TO ISSUE ANY TYPE OF BUILDING PERMIT. ALL BUILDING PERMITS MUST BE ISSUED BY PLANNING AND ZONING.

Permits are required to install or repair on-site wastewater systems
WASTEWATER PERMITTING PROCESS:
- For new installations, have a soil morphology completed by a licensed soil evaluator. Licensed evaluators can be found here : Soil Evaluators
- Hire a licensed installer to design and install the system. Installers are required to be licensed by the State of Missouri*. Licensed installers can be found here: Licensed Installers
- Fill out an Applicant Contact Form and Onsite Wastewater Permit Application, pay licensing and inspection fee ($235.00). Contact Zoning for payment methods and process. Have installer complete and submit application for review.
- After a completed application and morphology are submitted to planning, it will be reviewed for proper design, a pre-inspection will take place to inspect the site. Review and inspections are done through the Health Department 816-539-2144.
- Permit Issued, post permit in conspicuous location on site, commence construction. *** DO NOT START CONSTRUCTION WITHOUT GOING THROUGH THE PERMIT PROCESS! Any project without proper permit is subject to penalties and fines.
- Notify inspector 24 hours in advance of needed final inspection. All subsurface components must remain uncovered until inspection. Covering of components will result in a failed inspection, and require components to be uncovered for inspection.
- Final inspection / Project completion.
